When we come to talk to you about selling a home, we'll go over how to prepare your home for the market, how to price it effectively, and also what's for sale currently on your block. Just the other day, we had a client call in and tell us that there were three other homes for sale right around them. They were worried about this, but we were there to help. For every listing, after taking a look at homes for sale in the surrounding area, we get to work on making your home stand out among the competition.
Once we list your home, we take into account what the average days on market is to determine what you can expect. Will it take a week for people to show interest in your listing, or even longer? How long should you wait before getting nervous? All this depends on your price range and the condition of your home. However, you can expect to see people showing interest in your home within the first couple days, as our market has a high demand for homes, but not many available.
Once you've scheduled some showings, what exactly can you expect? Usually an agent will call you a day before the scheduled showing. Sometimes it will be a shorter notice, but, of course, whether you want to have a showing is always up to you! They typically last between 30 minutes to an hour, and we ask that the homeowner leaves 15 minutes before the scheduled appointment. Before opening the doors for a showing, we suggest flipping on the lights, vacuuming the floors, and doing some basic decluttering. If the home looks like new, it gives buyers the impression that you really care about your home, and have more confidence that it's in wonderful condition!
