As everyone knows, the internet has become the most important tool when selling your home. In fact, the internet has taken over many of the things an open house used to do. Before the internet, an open house was the only way for someone to get a good look at a property.
In today's market, we put less emphasis on open houses. When a potential buyer is looking for homes, they have access to many detailed pictures of any home they're interested in. We even do virtual tours for our selling clients, essentially mimicking the open house experience online. When a buyer wants to further investigate a listing, they will then call us and schedule a time to go see it.
Although the internet is a fantastic marketing tool, we do still use open houses to maximize leverage for the seller. When we put open house signs up on a Thursday for a Saturday showing, we are able to motivate buyers to put that home at the top of their list of priorities. They feel that they are not alone in the market, and have to make a move soon if they are going to get the home of their dreams.
Even though we don't write a ton of offers as a result of an open house, it is still a good tool to generate buzz and motivate buyers.
