Is fall a good time to sell your home in the Sioux Falls area? 

Most people assume that once summer is over and school begins that our market really slows down. Here in Sioux Falls, that couldn’t be further from the truth. September and October have proven to be some of our best months for real estate in the area over the last couple of years. 

There are three main benefits to selling your home in the fall. 

First of all, there is less competition in the fall. In the spring and summer, there are a lot of buyers and a ton of sellers. If you put your home on the market then, you’ll have a high level of competition. 

Since so many people do make the mistake of thinking the market has slowed down, they tend not to put their homes on the market. If you do list in the fall, you’ll have a lot less competition, which is always a good thing for sellers. You will have more leverage and be able to sell your home in a shorter amount of time for more money. 

Secondly, buyers are more motivated this time of year. The rule of thumb used to be that people wanted to be in their new home before school started. Now that we have open enrollment, that old rule has been done away with. These days, buyers are more motivated to be in their homes before the holidays. 

Buyers in the spring and summer have more time to look around. Current buyers want to be in their home by Thanksgiving or Christmas, so they have a deadline. A buyer who has a deadline also gives you more leverage, which, again, is always a good thing.

Finally, your listing photos will look awesome if we take them right now. The yards are green, there are lots of good colors in the yard, and pictures are turning out fantastic. Your first showing is online, so if you have great pictures, that makes buyers excited. Fantastic listing photos get people off the computer to come and see your home.
