Today’s market is fast-paced and quick-moving, so the art of writing your offer is a key to getting your dream home. We are going to talk about how to avoid losing out on that dream home by being proactive, and making your offer as attractive as possible to a seller. Here are our four tips:

1. Get a pre-approval from a local lender.
If you don’t know any good lenders in town, ask your agent, or you can ask us. We do business with some of the best in town. You want to get this done at the beginning stages of the home buying process so that when you find the perfect home, you can write an offer right away. 


2. Hold off on closing costs.
Closing costs are the one thing that buyers will never truly understand. If possible, you should consider leaving closing costs off of your offer to help it stand out. Find out how much it would cost for you to pay all the closing costs, and if it’s an option, it’s a smart one to help your offer stand out even more.

3. Find the seller’s ideal closing date.
This is a small but important detail. The seller has to have a lot of other things come together, so if you know a closing date that works best for them, it’s going to make your offer that much stronger.

4. Factor in contingencies in your offer.
All the different contingencies are what sellers look at when they review your offer and compare it to others. Decide if each one of them is important to you and if you need them or not in your offer. If you don’t need them, take them out.
